Development Manager - Residential Developer

Are you an experienced Development / Land Manager with good connections in the Surrey area?
Our client, a highly regarded housing developer, are seeking a Development Manager who can identify, appraise and acquire sites up to 3000 units in the Surrey area. This is a great opportunity to join a talented, close-knit team who have won awards and received industry recognition for their impressive portfolio of projects.
What does the role entail?
As the Development Manager, you will be responsible for managing major projects from cradle to grave, whilst maximizing profit delivery. You will also take responsibility for value creation through the acquisition and planning process (some sites are acquired as strategic land) and ensure the programme is established and adhered to. Reporting into you are an Architect and other members of the design team, which you will lead by setting structured, appropriate briefs and ensuring these are kept to. You will also monitor:
Timing of profit contribution
Project cash flows
You will be responsible for establishing new development opportunities whilst ensuring the most cost-effective contract is agreed on land purchases. Your role is key in the progression of the business and you will have input on directing viability and feasibility reports for various development opportunities; to include major development projects from cradle to grave.
It is expected you will have a good understanding of the UK Planning system and be able to oversee all planning processes whilst monitoring site progress through to permission, and sales stages. You will need to demonstrate that you’re able to forecast a fruitful pipeline and be able to acquire profitable sites to meet the housing developers land strategy.
What do I need?
As Development Manager you will need to be confident, commercially astute and enhance existing relationships whilst forging new ones. You will need to demonstrate that you have:
Sound demonstrable experience of the development process / appraisals;
Strong negotiation skills which equate to successful budgeting and financial targets;
Confident when liaising with key stakeholders / decision makers;
Sound technical and commercial background;
Confident in working towards targets and budgets;
Deliver on land targets including open market, affordable and mixed tenure housing;
Reactive to the housing market and prices;
Excellent communication skills verbally and written;
Previous experience in the Property and Construction industry;
Degree or HNC /HND qualification;
Full UK driving licence.
It’s expected you will be very experienced in this field and have a strong contact base in the surrounding area. You will need to have previous experience working with a residential developer and be able to demonstrate good leadership qualities with a professional management style.
