Commercial Manager (Caribbean)

My client is a well-established and well-regarded Main Contractor (Building) with a base in a sort after area in the Eastern Caribbean. They undertake building schemes such as resorts/hotels, offices, condos, healthcare facilities and university buildings.

Reporting to the Managing Director, you will manage the commercial function of their business incorporating all live projects. You will also have line management responsibility for a commercial team of around five Quantity Surveyors and assistants.

You will not necessarily need Caribbean experience to take up this role, although you will need to have come through the ranks as a Quantity Surveyor, and be prepared to get involved as required, providing input, support, and advice, on schemes ranging from US$1m, up to US$25million. It is however essential you have previous experience in the function of a Commercial Manager.

Duties & Responsibilities:

  • Prepare tenders, quotations, budget costs and material procurement schedules
  • Prepare monthly interim valuations and variation accounts for submission to Employers, Clients and/or their representatives.
  • Prepare, negotiate and agree final accounts to maximize profitability
  • Prepare interim valuations and payment certificates for domestic, and nominated subcontractors.
  • Prepare, negotiate and agree subcontractor final accounts.
  • Prepare pre-contract budgets, monitor budgets and prepare monthly cost reconciliation reports
  • Prepare subcontract tender packages, negotiate contracts and prepare subcontract agreements.
  • Monitor contractual matters and prepare and issue all relevant contract notification letters to Employers, Clients, their representatives and subcontracts alike
  • Liaise with the Manager Construction Department and prepare all necessary documentation to secure extensions of time; direct loss and expense claims and maximize variation returns


Salary and Package:

  • US$75,000 - $95,000 per annum (tax-free) plus housing, utilities, vehicle, healthcare, laptop and cell phone.
